Terms and Conditions
The farm will be sold on a price per acre basis according to the latest survey. Buyer(s) will enter into a written contract on the day of the auction. Ten percent (10%) of the bid price will be due on the day of the sale with the balance payable at the time of closing. The buyers will receive a credit at closing for the 2021 taxes due and payable in 2022 based on the latest ascertainable real estate information available. Sellers will provide title insurance in the amount of the purchase price. Possession will be given at the time of closing. The Trust is prepared to close immediately. Closing will be on or before March 30, 2022.

TRACT 1: From South Jacksonville, approx. ¾ mile north of Interstate 72 to Minor Rd., then west approx. ½ mile. Farm is situated on the north side of the road. TRACT 2: Approx. 7 miles west of Franklin from Rt. 104 to Hoagland Rd., then north approx. 1 ½ miles; or 3 ½ miles east of Rt. 267, 4 miles south of Interstate 72. Farm is situated on the west side of the road. TRACT 3: Just south of Jacksonville, the farm borders Interstate 72, Rt. 267 and New Lake Rd. just across from the Jacksonville Sportsman’s Club. Farm is situated on the north side of the road. Property also includes a 12,000 bushel grain bin. Watch for signs.
