Terms and Conditions

The tracts will be sold on a price per acre basis. The Helen Hess Estate official survey is complete; the surveyed tract acreage(s) will be used to calculate the final tract settlement price. The Paul Hess farm will use current Morgan County tax assessment information. Ten percent (10%) of the bid price will be due on the day of the sale with the balance payable at the time of closing. The 2014 Real Estate Taxes due & payable in 2015 will be paid by the seller. Buyer(s) will receive a credit at closing for 2015 taxes based on the latest ascertainable Real Estate Tax information available. Sellers will provide title insurance in the amount of the purchase price. Closing is expected to be in approximately 30 days. Possession will be given at the time of closing, subject only to the current tenants’ rights until crop removal. Sellers will receive and retain all 2015 cash rent. Tenants will retain crop and any government payments for 2015. All announcements sale day shall take precedence over any prior advertising either written or electronic. There are no expressed or implied warranties pertaining to the property. This real estate is being sold “as is” subject to all easements written or unknown. Buyers must have financing arranged prior to sale day.
