Tracts 1, 2, 3, 4, 8, 9, 10 will have a tillage reimbursement per tillable acres due at closing.
Terms and Conditions
The farm will be sold on a price per acre basis. The official survey is complete; the surveyed tract acreage(s) will be used to calculate the final tract settlement price. Buyer(s) will enter into a written contract on the day of the auction.
Ten percent (10%) of the bid price will be due on the day of the auction with the balance payable at the time of closing. The Trust is prepared to close immediately. The closing will be on or before April 15, 2017. Randy Segatto of Barber, Segatto, Hoffee, Wilke & Cate Law Office will prepare the contracts and Prairie Land Title Company of Springfield will be responsible for the title work, holding the escrow funds and handling the closing. The 2016 taxes will be paid by the seller. The 2017 taxes due and payable in 2018 will be the responsibility of the new owner(s). Sellers will provide title insurance in the amount of the purchase price. Possession will be given at closing.
All announcements sale day shall take precedence over any prior advertising either written, oral or electronic. Directions
Tracts 1-7 are approximately 1 mile north of New Berlin or west of Springfield 10 miles on Old Jacksonville Road. (Tracts 1-4 are between Waverly-New Berlin Road and Link Road. Tracts 5, 6, and 7 are on Tebbe Road, just east of Link Road.) Watch for signs. Tracts 8-12 are approximately 12 miles west of Springfield on Old Route 36. (Tracts 8 and 9 are on Old Route 36. Tracts 10, 11, and 12 are north of New Berlin to St. Mary’s Road, then west.) Watch for signs.
